Microsoft Corporation (NASDAQ:MSFT) could be getting a real Azure growth tailwind as its Fairwater AI data centers come online, according to a new note from UBS.

UBS analyst Karl Keirstead said recent checks with partners found no meaningful delays, with Fairwater’s Wisconsin site expected to start going live in early 2026. The buildout is set to ramp gradually, starting with about 50 MW of capacity, climbing to 100 MW by the end of February, 200 MW by late March and roughly 400 MW by the end of June, before reaching around 500 MW by mid-summer.

That steady pace has UBS rethinking its Azure forecasts. Keirstead said the firm now believes its previous growth assumptions were too cautious and raised its constant-currency Azure growth estimate for the June 2026 quarter to 37%, up from 35%.
