Plans for a 75-unit apartment complex at the former IBM Country Club site near Johnson City are currently on hold due to a financing issue. The dilapidated structures on the property were demolished in late 2022, and the project was approved nearly two and a half years ago by the Broome County Local Development Corporation. Conifer Realty and LeChase Construction were given the green light to redevelop the site.
Leadership Alliance Executive Director Stacey Duncan stated that Conifer submitted a proposal to the state Homes and Community Renewal agency for low-income housing tax credits last spring, but their project was not selected in the final round of the program. The county expects Conifer to reapply in the fall and has until the end of the year to acquire the site for a proposed price of $300,000.
If Conifer decides not to move forward with the apartment complex, the county will explore other development opportunities for the site. Despite the project initially being expected to progress quickly, it has faced delays, but the county remains committed to revitalizing the location.
