They were once the workplaces everyone envied but Google and Meta campus-style headquarters are now being shunned by firms in Silicon Valley in favor of more traditional offices.

Offices in a downtown, close to stores and restaurants and with good public transport links are being favored by companies and helping the Californian tech hub boom again.

A recently published report by Joint Venture Silicon Valley determined that last year it had the highest number of completed commercial real estate developments since 2021 at 5.61 million sq ft.

The study, which analyzed data from the third quarter of 2025, also determined that if leasing rates continued at the same pace in the final quarter of the year, they will have been at the highest level since 2018. There had been 1,000 lease transactions totaling 20.4 million sq ft for the third quarter.

Russell Hancock, the president and CEO of Joint Venture, told the Daily Mail that he believes the AI boom is largely responsible for the upturn.
